Once you know your building needs a soft-story retrofit, the next question is what the work actually involves. The answer comes out of the structural engineering, and it usually combines a few proven techniques.
Steel moment frames
The workhorse of most soft-story retrofits. A steel moment frame is a rigid frame, columns and a beam welded into a stiff assembly, installed at the open-front bay where the wall is missing. It carries the sideways earthquake force that the open parking level cannot. Moment frames are strong and take up little space, which is why they are used at garage openings.
Cantilever columns
Where a full moment frame will not fit, or is not needed, cantilever columns provide bracing by fixing stout steel columns rigidly to the foundation. They flex less at the base and help hold the floor above in place.
Shear walls and anchoring
Beyond the frames, a retrofit ties everything together: shear-wall reinforcement at perimeter and interior walls, hold-downs, drag beams, and anchoring into new or strengthened footings. This gives the earthquake force a continuous path down to the ground.

A soft-story retrofit converts a known structural liability into a code-compliant, insurable building, usually for a fraction of what a post-earthquake repair or rebuild would cost. If your city has a mandate, it is also the law.
