Cal Retrofit | Engineering, Construction, Management

Services

Three services. One licensed team.

Cal Retrofit operates in the structural-compliance corridor of Southern California construction. Every service below is delivered end-to-end under one license.

Each Cal Retrofit service is delivered as a complete program: permit, fabrication, install, certification, with one point of accountability for the property owner.

S01 · Service

Seismic retrofit

Soft-story retrofits under city ordinance. Permitting, steel installation, and city inspection, handled end-to-end, with engineering by our partner Naxa.

Serves
Owners of soft-story multifamily, mixed-use, and tuck-under-parking buildings subject to mandatory retrofit.
What we provide
Plan check coordination, steel moment frames, cantilever columns, shear wall reinforcement, and final certification.
Why it matters
When ground shaking starts, soft-story buildings fail first. Retrofit converts a known structural liability into a code-compliant, insurable building.

S02 · Service

Balcony repair and recertification

SB-721 and SB-326 exterior elevated element repair, waterproofing, and recertification. The licensed contractor who executes the fix after the inspection.

Serves
Multifamily owners (SB-721) and HOAs (SB-326) with balconies, decks, stairways, walkways, or elevated entry structures that need repair or recertification.
What we provide
Repair scope, structural remediation, waterproofing, permit coordination, and certified repair execution. Licensed inspection reports handled with our engineering partner Naxa.
Why it matters
Missing the deadline means fines, insurability issues, and personal exposure if an element fails. One vendor for the repair-through-recertification chain.

ADUs, through our sister companies

For dedicated ADU design and delivery, our sister companies lead: ADU Concepts for single-family and multifamily ADUs, and LyteMods for panelized light-gauge-steel ADU homes. Cal Retrofit provides the structural, foundation, and permitting support where an ADU pairs with retrofit work on the same lot.

Serves
Property owners exploring an accessory dwelling unit alongside compliance or foundation work.
What we provide
A direct handoff to ADU Concepts and LyteMods, plus the structural, foundation, and permitting support Cal Retrofit already performs on the same lot.
Why it matters
ADUs are the fastest, most reliable way to add legal housing to an existing lot in California. Our family of companies covers the whole path.

S04 · Service

Waterproofing that protects the whole building.

Water is the number-one cause of structural deterioration in Southern California buildings. Waterproofing is not a finish coat, it is building maintenance that protects the structure underneath.

  • It protects the structure

Water intrusion drives dry rot, steel corrosion, and mold, the exact damage that fails balconies and decks under SB-721 and SB-326. Stop the water and you stop the failure.

  • It is the cheapest work on the building

Once water reaches the framing, the repair is no longer a coating, it is structural. Waterproofing done right, on schedule, is a fraction of the cost of the damage it prevents.

  • The right system depends on the building

Coastal salt air, seasonal rain, and irrigation each attack the envelope differently. We select the system by the building's location, exposure, and use, not one product for every surface.

Applications we install

  • 01

    Balcony and deck coatings

Traffic-bearing waterproof membranes for exterior elevated elements: decks, balconies, walkways, and stair landings. The system that keeps water off the framing and keeps EEEs compliant after repair.

  • 02

    Below-grade and foundation

Membranes, coatings, and drainage for basements, retaining walls, and foundations, stopping the water intrusion that undermines a structure from the ground up.

  • 03

    Building envelope and walls

Flashings, sealants, coatings, and air-and-water barriers that keep the wall assembly dry, protecting sheathing, framing, and interior finishes.

  • 04

    Roof decks and flat surfaces

Fluid-applied and sheet systems for roof decks, podium slabs, and flat transitions where standing water and foot traffic meet.

Single-component or reinforced, fluid-applied or sheet, we match the system to the building. One product does not fit a coastal balcony and a below-grade wall.

04 · Capabilities

One accountable team.

The chain that keeps a Cal Retrofit project moving: permitting, fabrication, installation, and closeout under one license. Structural engineering and balcony inspection reports are handled by our sister company Naxa.

05 · Also available

Additional construction scope.

Beyond the three primary services, Cal Retrofit handles related general-contractor scope for owners who already trust us with their property.

  • 01 · Scope

    Foundation repair and leveling

Structural foundation repair, leveling, and stabilization for residential and multifamily properties across Southern California. The structural work that keeps a retrofit sound from the ground up.

  • 02 · Scope

    Drainage and grading

Surface and subsurface drainage, area drains, and grading corrections that move water away from the structure before it ever becomes a waterproofing problem.

  • 03 · Scope

    Dry rot and structural repair

Removal and replacement of water-damaged framing, sheathing, and structural members uncovered during balcony, deck, and envelope repair.

Available as bolt-on scope on retrofit, balcony, or foundation contracts, or as standalone work. Ask during your free site assessment.
