SB-721 and SB-326 balcony repair and recertification
California's Exterior Elevated Element (EEE) laws, SB-721 (multifamily, Civil Code §5551) and SB-326 (HOA-managed, Civil Code §5986), require inspection and repair of balconies, decks, stairways, walkways, and elevated entries. SB-326 first inspection was due January 1, 2025, then every nine years. SB-721 is due January 1, 2026 under AB 2579, then every six years. Cal Retrofit is the licensed contractor that executes the repair and recertification; licensed inspection reports are handled with our engineering partner Naxa.

Tenant cost-sharing
Up to half of qualifying retrofit cost can be passed to tenants over ten years, coordinated through HCID-LA approval.
